Built around the GC's schedule

The last trade in, and the one everyone walks on

Flooring goes in at the end of the job, when the schedule is tightest and every other trade is still on site. A slab that hasn't dried, a missed transition or a late submittal holds up turnover for the whole building.

So we plan for it from the bid: moisture testing and floor prep priced up front, material ordered against your schedule, and an installer on site who coordinates with the other trades instead of working around them.

Inclusions, exclusions and alternates spelled out in every bid

Moisture and flatness testing before install, with results in writing

Who we work with

Projects we're set up for

Light commercial and tenant work across Greater Philadelphia. Most jobs run 1,200 to 2,500 sq ft, the largest so far was 8,000, and we can staff up to 25 installers across five jobs at once. If your project is bigger than that, we'll say so at bid time rather than halfway through.

Tenant fit-out

Offices & corporate interiors

Carpet tile and LVT in open offices, with transitions planned for every room type on the finish schedule.

Healthcare

Medical offices & senior living

Heat-welded sheet vinyl and resilient floors that meet infection-control and cleaning requirements.

Education

Schools & churches

Summer and holiday-break schedules, durable finishes, and phased work around buildings in use.

Storefront

Retail & restaurants

Fast turnovers between the old tenant and the new one, with installs at night so the store opens on time.

Residential units

Multifamily & hospitality

Unit turns and common areas, with sound underlayment where the spec or the building calls for it.

Childcare

Daycares & early learning

Level floors and hard-wearing LVP that stand up to daily mopping, installed over a weekend or between sessions so the rooms reopen on time.

What we do

Commercial flooring scopes

From a single tenant suite to a full building finish schedule, including the prep work that decides whether a floor lasts.

Carpet tile & broadloom

Modular carpet tile and broadloom installed to the manufacturer's method, with the pattern and direction on the finish plan.

LVT, VCT & resilient

Glue-down LVT, VCT and rubber flooring for offices, schools and retail, with the adhesive the warranty requires.

Sheet vinyl

Heat-welded seams and flash cove base for healthcare, labs and wet areas.

Porcelain & ceramic tile

Lobbies, restrooms and corridors, set over the membranes and crack isolation the spec calls for.

Floor prep & moisture mitigation

Moisture testing, grinding, patching, self-leveling underlayment and moisture mitigation systems, priced as line items.

Base, transitions & stair treads

Rubber and wall base, transition strips, stair treads and nosings, so the finishes meet cleanly at every doorway.

Finishes

The floors on a typical finish schedule

Each finish has its own install method, prep requirements and warranty conditions. This is the plain-language version.

Soft surface

Carpet tile

Modular tiles laid in a set pattern. Damaged tiles swap out one at a time, which is why it's the default in offices.

Common in

Offices, education

Adhesive or tackifier

Resilient

LVT

Luxury vinyl tile and plank with wood or stone looks. Hard-wearing, quiet underfoot and easy to maintain.

Common in

Retail, multifamily

Install

Glue-down

Resilient

Sheet vinyl

Continuous sheet with heat-welded seams and integral cove base, so there are no joints for water or dirt to sit in.

Common in

Healthcare, labs

Install

Heat-welded seams

Hard surface

Porcelain tile

Dense, low-absorption tile for lobbies, restrooms and anywhere the floor gets wet or heavy traffic.

Common in

Lobbies, restrooms

Install

Thinset over membrane

Wood

Engineered hardwood

A real-wood wear layer over a stable core, so it handles the humidity swings that solid wood can't. Warm and upscale for lobbies, offices and common areas.

Common in

Offices, multifamily

Install

Glue-down or floating

We test concrete moisture before install (ASTM F2170 relative humidity, or F1869 where the manufacturer asks for it), because most commercial flooring failures start under the floor, not on it.

From bid to turnover

How a bid becomes a finished floor

This is the order we work in on a GC-led job, so you know what you'll get from us and when.

01

Bid from your documents

Takeoff from the drawings and finish schedule, with inclusions, exclusions, alternates and lead times in writing, usually within 7 business days.

02

Submittals & samples

Product data and samples, turned around to your submittal schedule.

03

Site readiness & testing

Moisture and flatness tests, HVAC and temperature confirmed, and any prep work agreed before material goes down.

04

Install, punch & closeout

Installed in your sequence, punch list closed, then attic stock, maintenance instructions and warranties handed over.

Questions

What GCs ask before they invite us to bid

If your question isn't here, send it with the project name and bid date and we'll answer it directly.

Send us a bid invite

Can you meet our insurance and prequalification requirements?

Send us your requirements with the bid invite. Our general liability is carried through Hiscox. We'll confirm the limits, send a COI naming the GC and owner, and complete your prequalification forms before award.

Do you handle moisture testing and floor prep?

Yes. We test the slab before install and price prep and mitigation as separate line items, so there are no surprises once the slab is exposed.

Can you work in an occupied building or after hours?

Often, yes. Tell us the hours the space is in use and we'll plan the work in phases around them, including nights and weekends where the schedule needs it.

What do you need from us to bid?

Drawings, the finish schedule and spec section, the bid date and any alternates. If anything's unclear, we send questions before the RFI deadline rather than guessing.

What's in the closeout package?

Our 2-year installation warranty and the manufacturer's warranty, maintenance instructions for each finish, test results and the attic stock list, delivered with the final invoice.

Send us the plans. We'll send a number.

Drawings, finish schedule and bid date are all we need to start. You'll get a clear bid with inclusions and exclusions spelled out.

BUILD NOTE — confirm before publishing (delete this block)

Fact sheet and quick review returned by Moses Charles on 10-22-2026; this page now uses them. Still open: 1) Project 2 differs between the forms: Winfield, Philadelphia (Marlene Laird, 3,000 sq ft LVP) on the fact sheet vs 740 N 37th St, Philadelphia (Crystal Espanol, 1,200 sq ft) on the quick review. The page shows Winfield. 2) EMR, bonding capacity and liability limits aren't available yet, so the stat strip shows turnaround, largest job and warranty instead. 3) Who reads info@kindhcs.com? 4) Job photos (none yet). 5) Logos are OK for Shaw, MSI and Bruce; we still need the files. 6) Union / open shop and prevailing-wage experience. 7) Engineered hardwood was added as a finish because of the Stand Hope job; confirm. Concrete finishes and seaming diagrams were removed at Moses's request.
